Market Seasonality
Our market seasonality is closely tied to major holidays and weather, not the school year like many people believe. We're in the slow season and all signs are pointing to the typical busy seasons to be busy because mortgage rates are looking favorable and buyer demand remains strong. Here's a chart I typically hand scrawl illustrating how our market behaved over the last decade. I greyed out the lines for 2020, 2022 and 2023 as the markets were outliers due to COVID, rates transitioning and 2023 was just down, but followed the pattern. What we tell our sellers that we can use this data to help optimize demand, but even in the slowest of times, there are still plenty of buyers and sellers transacting—it never goes to zero.
